Process

All work comes with a GUARENTEE!

Each improvement is unique and could take three to four weeks to many months.  This is the process, which keeps our customers in the know through the design, development and completion.

When we meet the first time

You will be asked questions to help us understand what you have in mind for your project.

We discuss construction possiblities and use our experience to apply value engineering.

We will talk about the level of your investment and the time it will take for building plans, permitting and scheduling.

We present you with our design agreement.

What the design agreement is and what it allows us to do.

The design agreement is our contract with you to:
    
    1.  Develop a conceptual plan
    2.  Put together a scope of work summary
    3.  Set a budget and tentative production schedule.

The completed design agreement allows us to present you with a quick evaluation of the entire project.  The design agreement cost is applied to the cost of construction.  The cost of the design agreement starts at $250 for kitchen and bathroom renovations and increases on larger projects on a per square footage basis.

Time to Start Planning

After receiving your payment for the design agreement, we will start designing a set of plans along with necessary documents.  A list of items you want are made and timelines are evaluated on items that may impact scheduling.

Then a conceptual plan is completed.  We will develop a budget using your preferences for material choices, which you approve.  The completed budget shows all known cost for your improvement project.

The proposal

We meet with you to review your budget and proposal.

Your proposal will include
    1.  Budget
    2.  Conceptual plan
    3.  Scope of work
    4.  Tentative schedule

Upon your approval, we collect a 10% deposit toward the budget.

Then we move forward

Architectural construction ready plans for pemitting are initiated for design.

Detailed estimates are gathered for all portions of the improvements from suppliers.

Lead times are established for special order items and schedule is calculated.

Final contract documents are produced.

    They will include:
    1.  Identification of all your selections
    2.  Construction plans
    3.  Written specifications and details of our agreement

Upon your acceptance, we collect a deposit for special order materials, permitting and supplier deposits.  Upon receipt of your payment, we start the improvement process!

WITH...

A Pre Construction Meeting

We meet with you to review construction specifications, plans and surrounding conditions.

We also review:
    1.  Placement of personal property
    2.  Protection of existing areas that will stay or are common to other residents.
    3.  Designate staging area for supplies, dumpsters and parking.

NEXT COMES...

Demolition

Removal of anything not staying

Foundation and Walls

This applies to improvemnt projects of addtions that require structural reinforcements. (Typically not for bathroom and kitchen remodels)

Frame Carpentry

Interior walls are framed and any roof or ceiling height adjustments, or additions are completed.

Mechanicals

At this time is when plumbing, air-conditioning, electrical and insulation components of the project infrastructure is installed or modified.

Pre Drywall Meeting

We meet again and review progress, schedule looking ahead, and once again review your options.

Drywall and Exterior Surfaces

At this time the drywall is installed and if it is in your project scope, the exterior surface is applied, such as cement stucco.

Cabinets and Wall Paint

Your walls will be painted and the cabinets you have chosen are installed.  (This is normally is the half-way point)

Cosmetic Items are Installed (Particular order and items depends on the scope of work)

  • Trim carpentry
  • Painting or staining of wood
  • Flooring
  • Wall paper
  • Shower enclosures
  • Backsplashes
  • Countertops
  • Accessories such as mirrors, door hardware, medicine cabinets and batroom accessories
  • Appliances
  • Electrical, air-conditioning and plumbing fixtures

Customer Orientation

You will meet with us to orient you with the final improvement.

Notations will be made of any needed corrections, if any, to insure that the work was completed to your satisfaction.

Once any notations are completed...you now have a newly completed project that will create that warm, inviting feeling you desired when starting!
